The Tip
When touring homes, don't just look at the overall style—closely inspect five key areas where the difference between mass-produced Builder Grade and higher-value Custom Grade is most obvious.
The 5-Point Quality Check for Buyers
Area | Builder Grade (Lower Quality) | Custom Grade (Higher Quality) |
1. Kitchen Cabinets | MDF/Particleboard boxes; doors have a thin thermofoil/laminate finish; exposed hinges; limited sizing. | Solid wood or durable plywood construction; soft-close drawers and doors; unique sizing that fits the space perfectly. |
2. Interior Doors | Hollow core (very light to the touch); basic, flat hardware (knobs). | Solid core (heavy/dense); high-quality, weighted hardware (handles/levers); often 7- or 8-foot height for a grander feel. |
3. Trim & Moulding | Basic, thin, square or half-round baseboards (3" or less); no crown moulding. | Tall, detailed baseboards (5" or more); decorative crown moulding where the wall meets the ceiling. |
4. Countertops | Thinner slab (e.g. 2CM basic edge profile (straight/pencil); visible seams. | Thick slab (3CM or more); detailed edge profile (ogee, waterfall, bullnose); seamless or strategically placed seams. |
5. Windows | Standard vinyl frame: single-hung (only the bottom sash moves). | Wood, fiberglass, or higher-end vinyl frame; double-hung (both sashes move); often casement or large picture windows designed to maximize the view. |
The Brand Takeaway
"The quality you can't see on a brochure is what matters most. As your agent, I inspect beyond the surface to ensure your home isn't just beautiful now but built to last. Don't pay a custom price for a builder-grade home."
