Further Details on Short-Term Rental Accommodations

The provincial government has just revealed exciting new details about the restrictions on short-term rentals. Get ready for the lowdown on which properties will qualify for exemptions! Strata hotels or motels can catch a break if the owner can't use them as their primary residence due to mandatory rental pool usage. 

Fractional ownership properties are also exempt, along with licensed bed and breakfasts (as long as it's the owners' primary residence). Timeshares, home exchanges, properties with assessed class 9 farmland, guest suites for visitors in strata corporations, and even living accommodations for students and educational staff are all good to go.

But hold on, there's more! Some specific zones won't allow short-term rentals, even if the municipality says it's okay. However, if a municipality can prove a vacancy rate of 3% or higher for two consecutive years, they can apply for an exemption to the principal residence rule. These rules are the real deal and take precedence over any municipal exemptions. And just so you know, municipalities can tighten the restrictions, but they can't loosen them. Stay in the loop!
