The $50,000 "Gift" for First-Time Buyers: What You Need to Know

The Simple Guide.to Real Estate

The federal government just finalized a massive change for first-time home buyers. On March 12, 2026, Bill C-4 received Royal Assent. This means it is now officially law.

If you are a first-time buyer looking at new construction in Kelowna, this is the biggest news in a decade. You could save up to $50,000 in cash.

Here is the breakdown of the new GST rebate and how to use it.

The Strategy: Who Wins and How Much?

In the past, the GST rebate was small. It capped out at about $6,300. That did not go far in our local market.

The new rules change everything. If you buy a newly built home for $1 million or less, the 5% federal GST is now fully eliminated.

Purchase PriceOld GST CostNew GST CostTotal Savings
$600,000$30,000$0$30,000
$800,000$40,000$0$40,000
$1,000,000$50,000$0$50,000
$1,250,000$62,500$31,250$31,250

If the home is between $1 million and $1.5 million, you still get a partial rebate. Once you hit $1.5 million, the rebate disappears.

The Fine Print: Are You Eligible?

You cannot just "say" you are a first-time buyer. The CRA has strict rules. To qualify:

  • First-Time Status: You (or your partner) must not have owned a home you lived in during the last 4 years.

  • New Construction Only: This only applies to brand-new homes, condos, or major renovations. It does not apply to resale homes (older homes).

  • Primary Residence: You must plan to live in the home. You cannot use this for a pure rental investment.

  • Timeline: Your purchase agreement must have been signed on or after March 20, 2025.

Why This Matters for Kelowna

Kelowna has a lot of new condo and townhouse developments. Many of these are priced between $700,000 and $950,000.

Before this law, a buyer had to find an extra $40,000+ for GST on top of their down payment. Now, that money stays in your pocket. This effectively lowers your "entry price" and makes it easier to qualify for a mortgage.

How to Claim the Money

The CRA is now ready to process these claims. You have two main ways to get the money:

  1. At Closing: Most builders will let you "assign" the rebate to them. This means they take the $50,000 off the price of the home right away.

  2. After Closing: You can pay the GST upfront and apply to the CRA to get it back as a cheque.

If you signed a contract last year (after March 20, 2025) but haven't closed yet, you are in luck. You are now eligible for the full amount.

The Strategist’s Take

This rebate is a temporary "market mover." It is scheduled to run until the end of 2030.

Because it only applies to new builds, we expect to see a surge in demand for Kelowna condos and townhomes. If you are a buyer, this gives you more leverage. If you are a seller of a "newer" resale home, you now have to compete with brand-new units that effectively have a 5% discount.

Navigating federal tax changes is tricky. Let’s make sure you don't leave $50,000 on the table.
